Case Study: Riverside Mill House, Berkhamsted, Hertfordshire

The Sandblasting Company was appointed to carry out specialist sandblasting in Berkhamsted as part of the restoration of Riverside Mill House, a historic property dating back to approximately 1600.


The project required decades of paint and coatings to be carefully removed from original timber beams, joists and masonry, exposing the historic surfaces beneath and preparing them for the next stages of restoration.


Following assessment and testing, our team selected a controlled dry abrasive blasting process, using different blast media to suit the timber and masonry surfaces.

The Project

Riverside Mill House is a remarkable historic property in Berkhamsted, Hertfordshire, with parts of the building dating back more than 400 years.


As part of an extensive restoration programme, the owners needed to remove old paint and coatings from original timber and masonry throughout the property.


Previous cleaning methods had been trialled but had not produced the required results. The Sandblasting Company was therefore brought in to assess the surfaces and determine whether professional abrasive blasting could achieve a more effective result.


Testing confirmed that a carefully controlled dry blasting process could successfully remove the unwanted coatings while allowing our team to adapt the blasting pressure, technique and abrasive media to the different surfaces.




Sandblasting Historic Timber Beams in Berkhamsted


A major part of the project involved sandblasting original timber beams and joists throughout Riverside Mill House.


Years of paint and coatings were concealing the natural timber and preventing areas from being properly inspected and treated.

The coatings needed to be removed so that specialist woodworm treatment and certification could subsequently be carried out.


Working with historic timber requires considerable care. Unlike blasting modern structural steel or other hard surfaces, the blasting process needs to be controlled to remove the coating without unnecessarily damaging the timber beneath.

Our team adjusted the blasting technique and abrasive media according to the condition of each area.


The result exposed the original timber, revealing much more of the character of the centuries-old beams while leaving the surfaces ready for further inspection and treatment.



Paint Removal from Historic Masonry


The project also required extensive paint removal from internal and external masonry.


Traditional buildings such as Riverside Mill House were constructed using materials that manage moisture differently from many modern properties.

Over time, unsuitable paints and coatings can prevent traditional masonry from releasing moisture as originally intended.


Removing these coatings was therefore not simply about improving the appearance of the building.

Controlled abrasive blasting exposed the underlying masonry and prepared the walls for the next stage of the conservation and restoration process.



Choosing the Correct Blasting Media


There is no single abrasive or blasting setting suitable for every material.

This is particularly important when carrying out sandblasting on historic buildings, where timber, brick, stone and masonry may all be encountered within the same property.


For the Riverside Mill House project, our team used:

  • Crushed glass abrasive

  • Silicon carbide abrasive


The media and blasting process were selected according to the coating being removed and the material beneath it.

This allowed our operators to adapt the process as they moved between the historic timber and masonry surfaces.



Challenges of Sandblasting a 400-Year-Old Property


Working inside a building dating back to approximately 1600 presented several practical challenges.

Some of the basement areas had restricted ventilation, limited natural light and confined working spaces.

Maintaining visibility and controlling airborne dust were therefore important considerations throughout the project.


Industrial dust extraction equipment was used during blasting operations, while temporary LED lighting was installed to provide improved visibility within darker areas of the building.

Surrounding areas were also protected before blasting began, helping contain spent abrasive and debris generated during the coating removal process.



Mobile Sandblasting Equipment


All blasting work was completed directly at Riverside Mill House using our mobile sandblasting equipment.


This was particularly beneficial for the historic timber structure, as original beams, joists and masonry could be treated in situ rather than removed from the property.

The Sandblasting Process


The project was completed by a team of three experienced operatives over approximately four days.

Work included:

  • Sandblasting original timber beams

  • Removing paint from timber joists

  • Preparing timber for woodworm treatment

  • Removing paint from internal masonry

  • Sandblasting external masonry

  • Removing historic coatings

  • Exposing original building materials

  • Preparing surfaces for further restoration


The blasting process was continually adjusted according to the surface being treated and the condition of the underlying material.



The Results


The Berkhamsted sandblasting project was successfully completed within the planned four-day programme.


Years of paint and coatings were removed from the property's timber and masonry, revealing original surfaces that had previously been hidden.

The timber beams and joists were left exposed and ready for specialist woodworm inspection, treatment and certification.

Removing coatings from the masonry also prepared the walls for the next stages of the wider restoration programme.

The transformation revealed significantly more of the original character and construction of Riverside Mill House.


The customer was extremely impressed with both the results and professionalism of our team. Following the initial works, substantial additional restoration work was instructed while our operatives were still on site.
